Buyers' Agency

How It Works For Buyers

In the process of finding and buying a home, buyers come into contact with many people offering their opinions. We strongly recommend that you select one agent who will be accountable to you, understand your situation, and work diligently to find the property that meets your needs. To make an intelligent purchase decision and find the right property, in the right location, at the right price, you need the assistance of a well-informed professional. As a buyer, you will have exclusive representation throughout the transaction from The Frumentino Team.

We Will:

  • Represent your best interests

  • Provide you with the information you need to make an intelligent decision, and, at least as important, simplify the process by helping you sort it all out

  • Arrange property showings

  • Formulate a negotiating strategy designed to get the best terms for you

  • Maintain the confidentiality of your negotiating position and financial situation

  • Provide information about all known defects in the property

  • Advise you about price and market conditions

  • Simplify the transaction by assisting you with the terms and conditions of the contract

  • Coordinate the full array of services you will need to close the transaction, such as mortgage, title, inspections, attorney, homeowners' insurance, etc.

  • In short, help you find the right property and facilitate the entire transaction

The Multiple Listing Service (MLS)

The Frumentino Team participates in two local multiple listing services which serve a broad geographic region, from the Wisconsin State Line south through Will County, and from Lake Michigan west to the Fox River. Using these high-tec tools, the team has instant access to the most current on-line property data.

We can sort properties by location, price and type, and can provide the key features of the property, including number and size of rooms and bedrooms, number of baths, property description, real estate taxes and homeowner assessments, school district, heating and air conditioning information, basement, garage, and fireplace information, and much more.

Commissions

In the vast majority of cases. the commission is paid by the seller at closing. In the unlikely event that another arrangement must be made, you will have the opportunity to approve it before the property is shown to you.
