took note of a feature the house lacks-a garage. Caroline explained
the lot is large enough to accommodate a garage. Frumentino advised
Caroline to go to the village and get a permit. Although she does
not have to build a garage, "She'd be able to prove that they
would be able to have a garage; Frumentino said. "People in
this price point want to have a garage.
The entry foyer has a staircase with a carved-wood banister that
leads to the second floor and a spacious two-bedroom apartment.
The first floor has a living room and dining room, kitchen, laundry
room, large bedroom and a sitting room that could be used as a second
bedroom. To make the foyer feel larger, Cornette suggested eliminating
a couple of rugs and plants. Passing by the staircase, she noticed
a quaint nook built into it. "This little nook is awesome;
she exclaimed. Although the Andruses are using it to store odds
and ends, Cornette suggested decorating it with a small table or
a bench where someone might sit to put on their boots on a wintry
day.
If you leave it blank. then people are going to wonder what they're
supposed to do with it,. Cornette explained. .We want them to feel
emotional (about the home's charm], not confused; added Frumentino.
Through the years, the Andruses have filled their home with lovely
antiques, family heirlooms and knickknacks. Cornette suggested editing
or rearranging furnishings to better show the innate features of
the structure.
We want them to see certain things while they here, mainly the
architectural charm; she said.
For example, Cornette took a floral painted console from the entryway
of the living room and moved it into the curve of the bay window.
she topped it with a couple of books, a pair of glass candlesticks
and a vase of flowers.
When the console was a few feet in front of the doorway leading
into the living room, "It blocked the entry and made the room
feel smaller" Cornette said. Putting the console, with just
a few decorative pieces, in the curve of the bay draws attention
to the window, she explained. "We need to put the 'wow' effect
into this house," added Frumentino.
Although the Realtor would recommend repainting the interior of
the house from top to bottom, Caroline said the undertaking is not
possible while they are residing there, because their daughter;
who lives on the second floor, has chemical sensitivities.
In that case, Frumentino said Caroline should place a card in the
living room explaining to buyers that the owners will offer a credit
for painting the house. A fresh coat of paint is generally a good
idea for almost any home going on the market because it implies
to buyers that the home has been well maintained, Cornette said.
In this case, however; a buyer may think, "Oh good. We get
to choose the colors we want," she said.
